While the internet can be an excellent resource for gathering information about houses you may be interested in, most websites you visit still don’t properly prepare you with the correct steps you should follow to successfully purchase your next home.

I’ve closed thousands of loans in Colorado in the last 15 years, and in that time I‘ve learned there are 2 things you must do to successfully navigate this process.
First, you must pick the right Real Estate Agent, and that’s not as easy as it sounds. Second you must get your Mortgage Approved, yes, I said Approved, not pre-approved, before you shop for a home.
Let’s talk about picking the right Realtor, because it’s important to understand that they are not all created equal. There are 3 things you must be on the lookout for when choosing your realtor.
1st; you should choose a full time professional, not someone for whom Real Estate is a part time hobby or can’t meet with you because it might conflict with their “other” job . Selling homes is serious business, and you need to align yourself with serious Professionals.
2nd; You need to work with someone more concerned in getting you the right home, at the right price, than just selling you a house so they can get paid. You don’t need anyone’s help to fall in love with a home. You need someone to tell you the truth about what you might be overlooking in that home you just fell in love with. And, they need to be able to show you how to structure your offer as favorably to you as possible, instead of just asking you how much you want to offer. How the heck would you know that?
3rd, they know and understand that you should never even look at homes until you have your financing in place. Lots of Realtors like to hand you 3 lender business cards and tell you to try one or all of them. Seriously? They are supposedly a Professional Realtor, and yet they have so little confidence in their abilities that they can’t recommend you to the one lender they would use, to get their loan? Worse, they actually take you shopping showing you homes, leaving the mortgage process up to you, with no idea if they are showing you homes you can afford. This is a recipe for disaster.
Now let’s talk about getting your Mortgage Approved before you shop for a home.
Seems logical, right? But you’ll notice I didn’t say get pre-approved.
And that’s because at Hallmark we only issue what we call NOLA’s, or Notice of Loan Approval – and here’s the difference:
Pre-approval means – before you’re approved. Do you want to try to buy a home before you’re approved for the loan? You don’t have to, but without knowing it, that’s what my wife and I did the 1st 3 times we bought a home, because a lender told us we were pre-approved. We weren’t – really. You know how we could tell? The lender called every couple of day’s right up to closing day asking us for just one more thing, every closing was delayed, and every single time I ended up needing a lot more money for closing than I was promised. This is no way to buy a home.
At Hallmark, we know the right thing to do is to review all the paperwork and address any potential issues – before you make an offer to buy a home. In fact, it will save you so much stress, time, and money, that we do not issue our Notice of Loan Approval letter until after we have reviewed and actually approved your loan.
